The housing here
Leeds has an unusually broad housing stock. Back-to-back terraces remain common in Harehills, Burley and Beeston; substantial Victorian and Edwardian villas fill Headingley, Roundhay and Chapel Allerton; and the city centre and South Bank hold a large and growing apartment sector, much of it conversion.
The water here is soft, coming off the Pennine reservoirs. That is good news for a combi — scale is not the threat it is thirty miles east, and you do not need a scale reducer.
What that means for your boiler

Terraces are where we still find the most back boilers. The chimney breast made them easy to fit in 1978 and awkward to remove now — the boiler has to come out of the fireplace opening and the flue has to find a new route through an outside wall. It is two days rather than one, and our quote adds that as its own visible line rather than burying it.
Bigger radiator circuits and more often two bathrooms, which is where combi sizing starts to matter. If both bathrooms genuinely get used at once, our quote will point you at a system boiler and a cylinder rather than sell you a large combi that will still disappoint you.
Usually a combi already, usually a short flue, and usually the simplest job on our list. The thing to watch is whether the flue terminates over a walkway or communal area, which is one of the questions we ask before pricing rather than after.
