A boiler built into the fireplace opening, flued up the chimney, feeding a cylinder upstairs and usually a cold tank in the loft. Most were fitted between 1970 and 1995 and most run at around 60% efficiency against a modern boiler's 92%.
The boiler has to be broken out of the builders' opening. There is soot, there is rubble, and there is no tidy way to do it. We sheet the room, we take our own waste away, and we tell you in advance that the fireplace will need making good afterwards — because it will.
A combi on the wall, usually in the kitchen. A new gas run, a new flue through an outside wall, the chimney opening capped and vented, the cylinder and tanks removed, and the whole system converted to sealed operation.
We add £1,450 to the boiler price for a back boiler conversion, shown as its own line. Two days on site. If your answers say back boiler, that uplift is already in every number you see — there is no second conversation about it.
Asbestos. Fire surrounds, flue liners and boiler casings from that era sometimes contain it, and it cannot be assessed from a questionnaire. If we find it, we stop, and you get a full refund. We do not carry on and hand you a bill.
