The housing here
Belper sits within the Derwent Valley Mills World Heritage Site. The historic core includes gritstone millworkers' terraces on Long Row and around the mills, Georgian and Victorian housing on the hill, and later interwar and post-war development on the fringes.
The water here is hard — limestone country. Scale is the main thing that kills a combi's plate heat exchanger, and an in-line scale reducer at seventy-five pounds is the cheapest insurance you can buy on a boiler you want to keep for fifteen years.

A boiler replacement does not normally need listed building consent, but a new flue penetration on a principal elevation can. We route flues to the least visible face as a matter of course, and if the only viable route is a front elevation we will say so before you order rather than after.
Solid gritstone walls, deep window reveals and often no cavity. Coring a flue through 500mm of stone is slower work than through a modern cavity wall, and it is already priced in. What matters more is that these houses lose heat, so undersizing the boiler is a false economy here.
